I began letting houses to students in 1985. For over 10 years I simply let my own but was eventually persuaded to let houses for friends. After a while I was renting out houses for friends of friends and decided to expand the business still further, hence this section of web page.
My commission rate is 12%. The 12% covers everything from finding the tenants to collecting the rent. There are no fees for arranging contracts etc, for the landlord.
As part of the organic growth of the business it became necessary to employ a full time building team. This means that I can also arrange for any repairs and maintenance. Because people work for me full time my landlords generally just have to pay an hourly rate plus materials, as opposed to the usual call out fee. For any larger jobs we can set a price over which you do not wish me to go ahead without consulting you.
The gardening can also be covered.
Over the years I have developed good working relationships with both the council and the colleges. I am fairly confident that if you asked any of them they would say nice things about Jon Gauld Student Lettings. This is useful because a poor reputation with any of them would be bad for business.
Basically I run clients’ houses as I run my own and make the same decisions as I would if the property belonged to me. I will therefore attempt to get the highest rent but not leave it empty by being too unrealistic on price. Similarly, whilst not being profligate with your money, I will undertake repairs to avoid greater damage being caused and to maintain the overall fabric of the property. It can also prove a false economy not to get things fixed, if a tenant withholds their rent.
A list of satisfied clients and contact numbers could be supplied if required, many of whom have come to me dissatisfied with the service offered by the bigger players.
